Property Description
63.43 +/- ac in the historic Lambertville duck club community near Princeton, Colusa County. The Slippery Six is a rare chance to own a private holding on the Pacific Flyway, in the marsh, wetland, and rice country that has drawn waterfowl hunters to this district for generations. The Sacramento National Wildlife Refuge lies nearby. The neighborhood is already spoken for by long-established clubs: Lucky 7, Triangle Lake, Landini, and The Slippery Six. This is not new ground. It is a name in a sporting community. The difference is the ground itself. Many Lambertville parcels read as one sheet of flooded marsh. Here the habitat stacks: seasonal wetland, open meadow, brush, dense native cover, and a timbered center corridor. Edge where cover meets open ground. Concealment in the trees. Room to hunt more than one season. Ducks on the water. Turkeys, pheasants, and dove on the upland. Deer are frequent visitors, working the browse, the shaded travel routes, and the open feeding areas. That tree-lined center is both a corridor and a vantage, with real potential for a carefully placed tree stand, subject to safe practice and applicable rules. Waterfowl setup is already in place: 3 stand-up 2-man blinds, designed by professional habitat biologists. Seasonal water, marsh vegetation, neighboring wetlands, and nearby agricultural ground put the Flyway on the property, not merely on the map. Thick cover for a quiet approach. Summer days spent managing habitat. Crisp mornings in season, when the corridor wakes up. Private, established, and still wild. The atmosphere of a legacy club. Owned apart from the 63.43-ac hunting parcel is a separate clubhouse property on .3 Acre included in this sale. The structure is a fixer, and that is the opportunity: electricity and a septic system are already there. Infrastructure in place for a restored traditional clubhouse, a comfortable hunting headquarters, an RV parked for the season, or a tiny house, subject to approvals. A place to gather family and guests after the morning flight, and to make the club your own.63.43 +/- ac. Historic Lambertville. Pacific Flyway. 3 biologist-designed stand-up 2-man blinds.
